In an ideal world your relationship as a landlord with your tenant would be a happy one. You would have a tenant who paid their rent on time, who kept your property immaculate and who, when the time came to move on to pastures new, would pay their rent right up to the last day of the tenancy and would leave the property in pristine condition.

Many of you may well be fortunate enough to have found such perfect tenants throughout your time as a landlord.
