Energy efficiency first

With the spotlight firmly on the Government to encourage greater energy efficiency, there are new plans for estate agents to be obliged to include Energy Performance Certificates as the first document in their property particulars as from 1 June 2007 when the Home Information Pack scheme is launched.
Energy Performance Certificates (EPCs) will set out the energy efficiency of a property and the practical steps to reduce carbon emissions and save on energy bills.
The fines for estate agents who fail to produce Home Information Packs (including Energy Performance Certificates) will be reviewed in the light of experience from 1 June 2007 and could be raised from £200 to £500 if they fail to meet their commitments.
In addition to the six area trials for HIPs already underway, the trials have been extended to London (Southwark) and North West Wales (Gwynedd, Conwy & Isle of Anglesey) to gain the broadest possible experience of different types of housing
market in advance of 1 June 2007.
