photo > student eatingProvided you have decided that the student lettings market is the right market for you, it is important you furnish and equip the property appropriately and define the boundaries of your relationship with your tenants.

Get the right furnishings

When letting to students, it does not pay to furnish the property expensively. The combination of your tenants' young age and inexperience and the frequency with which the tenancies will change will increase the wear-and-tear of the property, and of everything inside it. Whether you are looking at beds, sofas (if the property has a lounge), tables or chairs, it is essential the pieces are durable and fire-resistant.
