NLA Advice Line member John Coyne answers some typical questions that are asked in relation to student lets.

Q: Should I get a guarantor for my tenants?

A: Yes, this is imperative. A guarantor is someone who agrees to step in and pay the rent if the tenant fails to pay. When letting to students, it is advisable to ask the tenant's parent or guardian to act as a guarantor. Moreover, you should make sure that the guarantor's agreement not only guarantees the rent of the named individual but that of the tenancy as a whole.
