Boiler Maintenance Checks to include Energy Rating
from "UK Landlord" magazine, November 2007
The government has introduced A-G energy assessments for boilers as part of its efforts to help make homes more energy efficient.
These will have to be provided by engineers as part of any annual maintenance check, and should include specific recommendations for areas where energy savings can be made.
The average boiler gets an E rating, and produces up to 50 per cent more heat than required.
The energy assessment checklist would set out efficiency improvements that could be made. For example, by purchasing a 75 mm cylinder jacket, installing heating controls and insulating the hot water pipes, a household could save nearly £100 per year and lower carbon dioxide emissions.
The government has raised the energy performance standards for new and replacement central-heating boilers. Nowadays 95 per cent of new gas boilers are condensing boilers and are A or B rated.
