Hillingdon's Finders Fee
from "UK Landlord" magazine, November 2007
Private landlords in the London Borough of Hillingdon who wish to rent to Housing Benefit claimants while still managing the property themselves may be interested in signing on to Hillingdon Council's Finder's Fee scheme.
The scheme matches landlords to prospective tenants, and landlords are paid a one-off, non-refundable incentive payment based on the condition and size of the property. For a one-bedroom property, the payments range from £850 if it is in good condition to £1050 if it is in excellent condition. A four-bed property in excellent condition would receive a payment of £1500.
Payments are made within 2-3 weeks of the application, and are in lieu of a deposit. The scheme offers a free service to help landlords let their property, fast processing of any Housing Benefit claim if the property is in the Borough of Hillingdon, tenant referrals, and regular landlord forums providing the latest information on changes to housing legislation and available improvement grants. In order to qualify for the scheme, landlords must offer an Assured Shorthold Tenancy for a minimum of 12 months (preferably 24) in respect of a clean and safe property in good decorative order, with up-to-date gas and electricity certificates from registered engineers and electricians.
