Northampton Student Lettings meeting
from "UK Landlord" magazine, March 2008
The NLA held a successful meeting for landlords renting to students in Northampton at the beginning of this year. More than sixty local landlords attended the meeting, both NLA members and some new faces.
NLA Vice Chairman John Socha also attended, commenting: "The NLA has had a real impact in Northampton. Student landlords cope with a unique situation as students are not jointly and severally liable for any damage caused to the property. The University of Northampton has now agreed to endorse the special student contract that the NLA has designed so that students are now responsible for their share of the rent if they leave, bringing their legal status more in line with the rest of the UK."
There is a strong demand for student lettings in the region as many landlords have left the sector to let property to migrant workers. This means that the landlords who are still letting to students have been able to command higher rents, and deposits have doubled to £200, and even £250 in some cases, over the past five years. The summer month period when student tenants pay half their rent rates has also reduced from 12 weeks to 10 weeks because of the high demand in the area.
