Preventing Water Damage in Bathrooms

Landlords with experience of tenants causing damage in bathrooms may be interested in new products on the market that aim to prevent and minimise water damage.

NLA member Steve Dalloway founded Byretech - a company which specialises in water damage prevention - when he realised that the products he had been designing and using in his own lettings business could be of interest to other landlords too.

Byretech's latest products BathSeal and ShowerSeal Ultra 10 (below right) contains a special silicon bath and shower sealing system which is guaranteed to last ten years without accumulating any mould.

The company has also developed the Magiplug (above), a replacement plug designed to open up if the water in the hand basin or bath reaches a certain level, to help prevent overflowing. The Magiplug also has a temperature sensor and will change colour when the water reaches scalding temperature.

Steve became a landlord when he bought two Victorian properties in 1990. He ran into problems when it became difficult to stop leakages in the old bathrooms with no straight walls to work with. So he began to design products like the Dripguard (right), which prevents water spilling over the side of the bath when showering.

Steve recommends landlords consider stainless steel shower rails, antibacterial shower curtains and regularly replacing worn out and mouldy seals around shower screens to reduce the risk of dealing with expensive water damage problems further down the line.
