Property Intellect 2.1

Property Intellect 2.1 does what it says: "help with your everyday letting", providing the tools to manage both the financial and organisational aspects of your property portfolio. And the software itself is relatively easy to use.

The home page is split three ways. You can peruse your checklist and tick the tasks you've completed (each item, such as 'advertise and arrange viewings' or 'schedule rental income' is helpfully accompanied by a 'how-to' guide with handy tips), look at your property valuations (including the day's 'statistical roundup', which sets your property and non-property assets against any outstanding debts to give you your current net worth, and provides a graph forecasting the growth of your investments), or enter the members' area, which provides technical support as well as news and events related to the property industry.

Using the 21-day free trial membership, you will be able to test and have access to certain sections of 'Property Intellect'. These include a useful 'day-to-day' log (where, after entering your properties, you can record receipts, set up reminders to pay bills, schedule gas meter readings and safety inspections, and see any overdue payments), a financial section (where you can evaluate a loan or new purchase as well as see your current expenses), and even a planning section (where you can calculate your future asset worth, set retirement goals, and predict when you will be able to retire based on your present income).

The package also contains related applications such as 'tasks' and 'journal' features for jotting down notes on specific properties, an 'inventory' feature for recording items (and their worth) in each property, and 'loans', 'assets', 'projections' and 'reports' applications for charting your finances. The 'reports' application is particularly helpful, as it provides a summary of all of your data, from the performance of your assets to the status of your properties (tenanted, untenanted, soon-to-be vacated, in the process of being built) and your loans/mortgages.

'Property Intellect 2.1' comes in three other editions: Professional Lite (for landlords with a large or growing portfolio), Professional (for letting agents managing more than one large portfolio) and Agency (for small to medium-sized management agencies). (RD)
