Save Shared Housing

Do you let any of your properties to 3 or more unrelated tenants? If the answer is yes then you let a shared house - A House in Multiple Occupation (HMO).

Many local authorities intend on limiting groups of people living together in ‘family homes’ by restricting planning permission for new shared houses through what is known as ‘Article 4 Directions’.

Beyond the obvious problems this will cause for reputable landlords who wish to increase their portfolios, rogue landlords will likely continue operating under the radar and with local authorities wasting their resources on this unnecessary administration they will not have sufficient money for targeted enforcement.

The National Landlords Association believes these Article 4 Directions are going to have a massive impact on the supply of good quality, affordable private rented accommodation in the parts of the country where they are created.

It will reduce the availability of housing for students, recent graduates, people on low-incomes and migrant workers. This will have knock-on effects on local businesses, universities and the wider community.

The administration costs for local authorities will be disproportionate to the benefit and reduce the available resources in this time of austerity that are needed for tackling more pressing issues facing local communities.
