Before you buy this policy there are certain criteria that you must meet:-
- Do you have an Assured Shorthold Tenancy Agreement of not less than 6 months in place with your tenant?
- Have you obtained a Full NLA Tenant Check within 30 days of the start of the Tenancy Agreement and did they obtain a “PASS” rating?
- Do you take a deposit equal to or greater than 1 months rent?
- Have you protected your Tenant’s deposit with one of the Government Approved Tenancy Deposit Protection Schemes?

As with all Rent Guarantee Policies you must have a tenant reference before you can arrange this policy (except for policy renewals), and we can only accept references carried out by NLA Tenant Check. How to make a claim
Before You make a claim
Step 1
If Rent is overdue the Tenant and any Guarantor must be contacted within seven days to establish the reason for the arrears.
Step 2
If the Rent is not paid within a further seven days the Tenant and any Guarantor must be contacted again.
Step 3
If the Tenant cannot be contacted, and it is lawful to do so, You or Your agent must serve notice of a requirement to undertake an inspection of the Insured Property in accordance with the terms of the Tenancy Agreement and then visit the Insured Property. You should seek legal advice if you are unsure whether such an inspection is lawful.
Step 4
Claims must be reported to Arc within 45 days of the Insured Incident. This must be by means of a fully completed claim form accompanied with all requested supporting documentation. Failure to notify a claim within this time will invalidate the insurance. A claim form can be completed online by visiting the insurers website which can be found at www.arclegal.co.uk/forms or this can be obtained by contacting the claim helpline as shown in the policy wording. All forms will be sent out by e-mail, fax or post within 24-hours.
What happens next?
Arc will assess your claim to ensure that you have complied with the terms of the policy. If your claim is accepted they will take over the handling of the claim and investigate it fully.
You must give all information requested by Arc or the Adviser within five days of receiving the request for that information.
