Energy Efficiency

What is this?

From October 2008, rented property will need energy performance certificates.

These certificates will contain an assessment of the energy efficiency of each property and make recommendations for improvements where applicable.  Grants are available to landlords wishing to make improvements. There is also a specific tax relief for landlords who make energy efficiency improvements.

The NLA's position

Whilst recognising the desirability of improving energy efficiency, the NLA would not wish to see the recommendations in the certificates become requirements.  The NLA welcomes the range of grants and the tax relief that is available for improving energy efficiency and will do what it can to encourage landlords to apply.  At the same time the government should undertake more publicity.
