EuGin Song has been a member of the National Landlords
Association for two years. In May 2007 he became one
of the NLA’s three Regional Representatives for West
London, where he is
responsible for 15 boroughs.
Before turning to full-time letting two years ago, EuGin worked as a
Credit Analyst for NatWest for five years, followed by six years as a Business
Strategy Management Consultant for BTS, where his clients included
blue-chip companies such as Barclays Bank, Philips Electronics and Roche
Pharmaceuticals. He now owns twenty properties in the West London
area as well as running his own free property lettings website.
As NLA Regional Representative, EuGin sees a huge opportunity to
further increase NLA membership in West London: "Currently, membership
growth is exploding because of the raft of new legislation and landlords
needing help with this." He also intends to create a local communication
forum for landlords and a localised landlord network, and to improve
relations with other stakeholder bodies such as local councils and letting
agents. Most of all, though, he wants to focus on the issues facing landlords
in West London.
One of these issues is the lack of affordable properties in the area: "Property is extremely expensive in West London!" EuGin comments. Rental
demand in the area, however, remains high due to the growing immigrant
population. The demand for HMOs in particular will doubtless increase with
the opening of Terminal 5 of Heathrow Airport next year.
EuGin believes that the recent rules on HMOs are making potential
landlords in West London reluctant to invest in the sector, and the social
housing sector is struggling to find properties for tenants. The problem is
exacerbated by there being so many other alternative tenant markets from
which landlords can choose. For landlords, however, this spells good news.
"The sheer number of different types of tenants, investors and landlords
attracted to West London makes investing in the area interesting as well as
commercially attractive".
